The growth in urban centres has beaconed a modern approach towards amalgamating residential and commercial centres into a multi-use project. Grand Riviera takes inspiration and emerges as a high end residential cum high street retail project in Cuttack. Situated next to the Cuttack highway and overlooking the floodplains of ___ river, the contoured plot is encircled with roads on three sides to provide individual access for distinct purposes. The project is programmed as a high street retail on the lower two levels and 21 residential floors on top with a clubhouse in between to separate both.

The commercial block is provided access from two adjacent roads. The height variation between these roads renders access to each retail floor directly, granting it a premium feel. A double-heighted entryway flanked by branding signages forms the base of the building facade. The arrangement of pedestrian pathways lined by cafes and alfresco seating, brew a refreshing vibrant environment around the retail block. The clubhouse, planned as a transition space between the retail and the residential block, accommodates a multi-functional hall, gymnasium, snooker room, table tennis room, yoga deck and swimming pool.

The horizontal retail base shoulders five vertical apartment blocks, encased by two main roads. A separate residential entry planned through the third adjacent road maintains its privacy. Positioned in Cuttack Zone 3, the construction of floating columns or transfer beams is restricted, making the structure challenging. The building is designed to place each individual residential block on the retail column grid to optimize space. Built on the principles of vaastu, each apartment is planned to open from all three sides and divided by vertical louvers and balconies. The internal facade is abstractly fabricated by creating a rhythm of punctures in the solid mass, further accentuated by floating cubes on the balcony railing. Expansive balconies on the flood plain facing facade interrupts its verticality with horizontal slabs. The facades are constructed using terracotta brick cladding with concrete texture paint to give an earthy touch. The use of wooden panels and louvers emphasises the rugged earthy aesthetics.
